Purchase process

Buying an apartment, including its fixtures, can be financed either by your own funds or in combination of your own funds with a mortgage in three basic repayments over the course of the project’s construction.

  • 20% of the price upon signing the Purchase Agreement (one’s own funds)
  • 70% of the price upon submission of the Certificate of Occupancy Application (one’s own funds / mortgage)
  • 10% of the price upon signing the Purchase Agreement (one’s own funds / mortgage)

We will explain everything to you and present a 3D model at an in-person meeting with our agent at the Realty Centre. We will make a pre-booking for you in five days.

We will then enter into with you a Reservation Agreement or Forward Purchase Agreement. You may select your apartment’s furnishings once the Forward Purchase Agreement is signed. Prior to its finalisation, you will be able to inspect the apartment, and following the official inspection we will invite you to sign the Purchase Agreement.

Upon signing the Purchase Agreement, the apartment will be prepared for the final handover. Submission of the Purchase Agreement to the Land Registry will be handled by us on your behalf. You will thus become the rightful owner of the apartment and may move in.

We will then enter into with you a Reservation Agreement or Forward Purchase Agreement. You may select your apartment’s furnishings once the Forward Purchase Agreement is signed. Prior to its finalisation, you will be able to inspect the apartment, and following the official inspection we will invite you to sign the Purchase Agreement.

We offer to arrange a mortgage for our clients in cooperation with Hypodům s.r.o.

Together we will negotiate an affordable mortgage with a very attractive interest rate. Hypodům s.r.o. will handle all of the paperwork for you. It will arrange the coordination steps between you, the bank and us as the seller. There are zero administration fees at the majority of banking institutions, including an expert opinion.

Payment calendar variant for financing from your own funds:

  • 20% of the price upon signing the Forward Purchase Agreement
  • 70% of the price upon submission of the Certificate of Occupancy Application
  • 10% of the price before signing the Purchase Agreement

Another option is to take advantage of a mortage of up to 80% of the property’s purchase price.

Payment calendar variant for financing from your own funds and a mortgage:

  • 20% of the price upon signing the Forward Purchase Agreement from own funds
  • 70% of the price upon submission of the Apartment Inspection Request from mortgage
  • 10% of the price before signing the Purchase Agreement from a mortgage

If the purchase price is raised by the client’s changes, this increase is always covered by one’s own funds.
